With 20 years of experience in the real estate market, Massimo Forte has a very impressive CV. Although he lives in Lisbon and works throughout the Iberian Peninsula, he is an Italian with a passion for this sector. He is a consultant, trainer, author, speaker and inspirer, among other things.

CASAFARI had the opportunity to interview him and talk about the real estate market in Portugal, his biggest challenges as a real estate consultant and what he thinks about CASAFARI technology and its features.

How does CASAFARI technology change the way the real estate market currently operates?
CASAFARI technology is giving and still has much to give to this market in terms of being able to offer a tool that is capable of scanning, analyzing and instantly aggregating the massive amount of information on properties available online, providing reliable and real-time information on:

● How many and which properties are actually available for the real estate market (by analyzing repeated advertisements);

● Who are these ads being promoted by and how (open/exclusive listing);

● Since when (time on the market);

● The range of different prices.

This represents a real competitive advantage for users who use this technology. A “must-have” tool for any agency or real estate agent who uses the reports generated to improve the accuracy of the knowledge and, consequently, the quality of the service offered to buyers or sellers.

In the near future, CASAFARI technology could bring about a real change in the way real estate agents work by streamlining and improving information that is key to obtaining the best results.

What is the best feature of CASAFARI for you?
Democratic, accurate and instant information on the real estate market saves many hours of research in the field or online trying to sort through the available offers. In addition, being a neutral information provider that is not linked to any real estate brand is important for the data provided to be reliable.

How do you think the real estate market in Portugal will evolve in the coming years?
The Portuguese real estate market is once again close to a cycle of change. The difference is that these cycles are becoming shorter due to rapid advances in demand, technology and the availability of information.

I think that in two years we can expect the beginning of a new cycle that will surely tend towards a readjustment that could lead to stagnation or retraction, not only in terms of prices, but also in terms of the number of transactions.

This is another opportunity for real female database estate agents and brokers to rethink their business and offer a useful and quality service to a less democratic public. The adaptation and incorporation of technology should be at the top of the list. After all, real estate service is often a necessity in the future, but the way in which professionals must provide it is the real change that must occur.

What do you think will be the main challenges facing the Portuguese real estate market in the future?
As mentioned above, the ability to adapt to different needs and the ability to incorporate and use technology to produce significant and relevant changes in the service provided. This need for change is accelerating with the entry of new agents in the market that have technology at the core of their proposal, offering a different service to a broader real estate market and with lower rates.

The rethinking of what real estate agents and brokers can offer and to whom is essential, the reference of the most consolidated businesses in the use of technology and the network is also important. The specialization of the offer is also a trend.

How and to what extent do international clients influence the real estate market?
From my point of view, the international buyer is volatile. If we look at the small groups of buyers who lead foreign investment in Portugal, we have the following nationalities by date: 2013 Angolan; 2014 Chinese; 2015/6 French; 2017/8 Brazilian, all with different needs and looking for different products.

Hence, I believe that the first feature that the real estate market must sell is the country, in this case, Portugal , and also hence the most direct competitors are other countries that have similar offers in terms of good investment opportunities and way of life.

Typically, investors or real estate buyers are looking for: tax advantages; VISAS; income and security.

What has been one of your biggest challenges in your work as a real estate consultant?
Along with training, my first book was one of my first challenges! My goal is to make known all the necessary knowledge of the real estate market (especially of the people who work in it) that can be relevant and useful to obtain the best results with their clients in a sustainable way.

My goal is to improve performance through technique, emotional intelligence and ethical thinking to improve the skills of professionals who work and live in this market, that is my greatest challenge.

Would you recommend CASAFARI to people? If so, to whom and why?
Of course, I have already recommended it to some real estate professionals and I do it constantly without meaning to in all my trainings! I recommend CASAFARI to real estate agents, sellers and buyers, it is a basic tool to save time and money, but above all to make a difference and offer a first-class and defined service, as I explained before.

Agents can have true and firm information about the real estate market and use their on-the-ground feel to the best of their ability. It is also a good way to know who is in the market and with what product in order to use this information as a competitive advantage in recruiting new talent.
